供给侧改革背景下A房地产公司去杠杆的财务绩效研究ABSTRACTReal estate industry is an important part of China's national economy.In thecontext of the new policy "focusing on supply-side structural reform while focusing ondemand-side reform",deleverage is still an important method for the real estate sector tofurther realize the supply-side structural reform.The purpose of this paper is to helpenterprises analyze the specific impact of deleveraging policy on the financialperformance of enterprises,provide suggestions for enterprises from the financialperformance evaluation,and help enterprises complete the process of deleveraging.In this paper,a large number of theories and the actual situation of listedenterprises are combined to solve the problem of why to deleverage and how todetermine the leverage ratio in theory,and how to deleverage at the same time.Then itcombs the ways of deleveraging and the current situation of operation in China's realestate industry,compares the financial performance of the real estate industry beforeand after deleveraging,and selects the financial performance indicators to facilitate thecomparison and analysis of the impact of deleveraging on financial performance.Onthis basis,it selects company as the case study object,and introduces the sales situationof the case company in recent years,The motivation of deleveraging and its unique wayof deleveraging are analyzed,and the change of financial performance before and afterdeleveraging is analyzed.Finally,the paper combs the following problems in theprocess of supply side reform of the real estate industry:incomplete destocking,largeregional gap;low cost effect,difficult profit;slow speed of deleveraging,high risk,it issuggested to adhere to destocking,accelerate inventory turnover;improve costmanagement,improve profits;reduce leverage,prevent financial risksThis article takes the real estate enterprise itself as the breakthrough point,and putsforward suggestions on the deleveraging of the real estate industry according to therelevant experience of the case company,hoping to improve the theoretical researchrelated to the deleveraging of the real estate industry,promote the improvement of thedeleveraging system of the real estate industry,and help the healthy and stabledevelopment of the real estate industry.Keywords:real estate enterprises;supply side;deleveraging;financialperformance2
