ABSTRACTFor real estate enterprises,the analysis of the operating capability of all assets ofthe enterprise can provide many useful information to the enterprise stakeholders,sothat the enterprise stakeholders can fully understand the overall operating situation ofthe enterprise.Moreover,the information provided by the operation capabilityanalysis can also help enterprise managers to find out the problems existing in theoperation process of the enterprise and understand the asset structure and financialstatus of the enterprise.This paper is written from the perspective of the real estateindustry.The paper first introduces the income sources and land reserves of real estateenterprises,and then makes a simple analysis and explanation based on the 2019 dataof six listed real estate companies.Then,taking Vanke enterprise group as an example,I briefly explained the relevant data of Vanke from 2015 to 2019 according to my ownunderstanding.Here,I first calculated the four turnover rates of Vanke from 2015 to2019,and then compared two enterprises similar to Vanke-Biguiyuan and XinchengHolding with Vanke enterprise group to further explain my understanding of Vanke'soperation ability.Finally,the problems found in the index analysis of Vanke Group aresummarized and some solutions are given.KEY WORDS operating capacity;total asset turnover;inventory turnover;receivables turnover ratio;turnover of fixed assetsⅡ
